Brookfield lodges plans for 470-bed student accommodation tower in Carlton

Canadian firm Brookfield has joined forces with Citiplan and Journal Student Living to formally lodge plans for their first joint venture on the corner of Grattan and Bouverie Streets in Carlton.

Formally submitted last week, the plans detail a 15-storey tower that will replace three of the four existing buildings on the 1,327sqm site. The terrace at 170 Bouverie Street, which is covered by a site-specific heritage overlay, will be incorporated into the new design.

The building will have a lower podium to complement the local streetscape, with multiple entry points and outdoor seating along the dual frontage location.

The upper levels will be modular in form and set back from the site perimeter, with the design minimising blank walls and visibility of service areas.

The design includes a 50.2sqm courtyard, entertainment and games area, gym, library, workshop, and parking for 66 bicycles. The plans also include three retail spaces at the ground level. Overall, the building will accommodate up to 470 students across 365 rooms.

This building is the first in what the new alliance hope will become a $500 million suite of assets. The project marks Brookfield’s first foray into student accommodation in Australia after success in the sector across Europe and the United States.

Journal Student Living, who provide all-inclusive student accommodation experiences, will manage the new site. They have two existing sites in Carlton at Leicester Street and Swanston Street.

The site is expected to be ready to accept students for Semester two, 2025.
