Construction begins on $1 billion ‘solar skin’ tower

Kapitol Group has completed early works at 435 Bourke Street, the site of CBUS Property’s landmark 48-storey office tower.

Designed by internationally acclaimed Bates Smart, the tower will be one of the first in the world to incorporate a ‘solar skin’ façade.

Some 20 percent of the building’s electricity requirements will be generated by vertical glass photovoltaic panels embedded in the design, with the balance generated by off-site renewable electricity.

A number of buildings were demolished to make way for the building, including 423 Bourke Street, 140 and 105 Queen Street, and 27 McKillop Street.

Kapitol Group was responsible for the demolitions, along with the construction of the new building’s basement retention system.

It is expected that some 5,500 workers will inhabit the vertical village upon completion. Colliers International has been appointed to manage the building’s leasing campaign, with construction completion scheduled for 2026.
